Ask Noon
The Playbook / Love It or Leave It / Firstly — Considering Renewal

Always ask for something.

Renewing saves your landlord real money — no turnover, no marketing, no downtime. That doesn't mean you'll win every ask, but it does mean it's reasonable to ask. Calmly, with data.

What's normal
A polite, professional ask that references specifics — comps, current perks, or the trade-off you're offering.
Your plays
Know your numbers. Make one clear ask. Ask for perks when a rent reduction is unlikely.
What's raising eyebrows
Emotional, ultimatum-style asks. This is a business conversation for them — keep it professional on your side.
What you can ask for.

If the rent number itself is fixed, there's often still real value on the table:

  • Fee reductions or waivers
Parking, pet, admin, or amenity fees.
  • Unit perks
Carpet cleaning, fresh paint, an accent wall, appliance service, or a handyman-for-a-day.
  • Amenity extras
Free parking for a month, upgraded gym or pool access, storage space.
  • Concessions
If new residents are getting a free month or waived fees, ask if any of that can apply to your renewal.
  • Lease flexibility
A longer term for a smaller increase, or a shorter term if you need timing flexibility.
Timing matters.
  • • Off-peak seasons (fall and winter) usually give renters more leverage — landlords don't want vacancies when demand is lower.
  • • End of month or quarter can help when leasing teams are working toward occupancy goals.
  • • When comparable communities are advertising specials, bring that data with you.
A note on realistic expectations.

Rents almost always go up. Utilities, taxes, insurance, and staffing costs rise for property owners, and most renewals reflect that. A zero-increase renewal is uncommon unless the market is unusually soft. Negotiation isn't about avoiding any increase — it's about reaching a fair number you feel good about.
