Breaking your lease early.

Sometimes it's genuinely the right call. Before you decide, know what your lease says, what it's likely to cost, and what your alternatives are — including the ones your community may already offer.

What's normal
Life changes. Most leases include a real path to end early — even if it's expensive.
Your plays
Read the lease-break clause and any concessions clawback before you run the numbers.
What's raising eyebrows
A landlord who quotes a lease-break fee that isn't in the lease. Ask them to show you the clause.

The most common structures: a flat lease-break fee (often two months' rent), a "reletting" clause where you cover rent until the unit is re-leased, or an early-termination addendum with its own math. Layer on any concessions the lease may claw back if you leave early.

Weigh the total against your alternatives — a sublet, an assignment, or staying and negotiating. The calculator below runs the numbers, and you can save the "why" alongside the answer so future-you remembers the context.

Runs the total cost and lets you save your reasoning so it becomes part of your rental history.
