Applying Smart: Qualification Guidelines.

Before you fall in love with a rental, you'll need to pass one thing first — the qualification process. Here's what's standard, what deserves a closer look, and how to apply with confidence.

What's Normal in Screening

  • Income: proof you earn about 2.5×–3× the monthly rent (pre-tax).
  • Credit: 600+ is a common benchmark; lower scores are often workable with an added deposit or co-signer.
  • Rental history: references or verification of past rent payments.
  • Background check: criminal record, prior evictions, and bankruptcies may be reviewed — policies vary.
  • Employment: usually 2–3 recent pay stubs, or an offer letter for a new job.

What's Raising Eyebrows

  • Vague screening criteria — no clear guidelines on what qualifies.
  • Unusual document requests (social media logins, medical info, anything overly personal).
  • Application fees that feel high with no breakdown or transparency.
  • Instant approvals or denials with no explanation — qualification is a process, not a vibe.

Your Plays

  • Ask for the community's written qualification guidelines before applying.
  • Compare what you were told to a Sample — see the linked Reference page.
  • Prep documents once (the Application Checklist) and reuse them for every application.
  • If something feels off, ask Ask Noon to help you phrase the question clearly.
