The Playbook / Love It or Leave It / Firstly — Considering Renewal
Spotlight: Early-bird renewal offers.
An incentive some landlords offer for committing to renew before or by a set date. Not universal — and, in some places, not permitted.
Common early-bird perks.
- • A slightly smaller renewal increase.
- • Locking in today's rate instead of a higher rate later.
- • Discounted or waived fees (parking, pet, admin).
- • Small perks like carpet cleaning or amenity credits.
How to spot one.
Read your renewal notice carefully — some list two rates side by side (an "early-bird" number and a "standard" number after a deadline). Sometimes it's subtle and buried in the fine print of an email or portal notice.
Why some places don't allow them
In certain jurisdictions, early-bird offers have been challenged or prohibited because residents in affordable-housing programs often can't access them — their renewals require approvals that don't line up with commit-early deadlines. If your landlord says early-bird options aren't available, that may be why.
