The Playbook / Love It or Leave It / Firstly — Considering Renewal

If you get a non-renewal.

A non-renewal isn't an eviction — it means your lease won't continue past its end date. Understand it, confirm the timing in writing, and plan the next move with clarity.

What's normal
A written notice with a stated move-out date and a notice period consistent with your lease and local rules.
Your plays
Read carefully. Confirm in writing. Ask why if it isn't stated. Start planning the move.
What's raising eyebrows
Short notice, verbal-only notice, or a non-renewal shortly after a repair request or complaint.
Common reasons.
  • Renovation or repositioning
Management plans to update units or change strategy.
  • Sale or conversion
Building is being sold, converted, or repurposed.
  • Policy or compliance issues
Repeated violations, late payments, or unresolved conflicts.
  • No-fault non-renewals
In some markets, landlords can choose not to renew at the end of a term with proper notice.
Notice requirements.

Many states require landlords to give 30–60 days' written notice of non-renewal, depending on how long you've lived there. Some cities and states have "just cause" protections that limit when non-renewals can be issued. Always confirm your lease and check local rules — general averages aren't the same as your actual rights.

What to do first.
  1. 1. Stay calm. A non-renewal isn't an eviction — it's a change to plan for.
  2. 2. Read carefully. Note the move-out date, notice period, and how the notice was delivered.
  3. 3. Ask why. Management doesn't always have to say — but context helps when they do.
  4. 4. Plan ahead. Start your apartment search early and treat this like a move-out timeline.
