Spotlight · Love It or Leave It / Secondly — Deciding to Leave
Renewal-window transfer timing.
The single lever that most reliably moves a transfer fee.
Property management runs on turnover math. When your lease is coming up, they're already deciding whether to invest in retaining you. A transfer within their community is almost always cheaper than a new-resident acquisition — no marketing spend, no vacancy loss, no risky screening.
That's why the renewal window — from about 60–90 days before your lease end through the renewal offer period — is when a transfer fee is most likely to be reduced or waived. Outside that window, the ask lands differently.
How to ask
Lead with your intent to stay in the community. Ask the fee in the same conversation as the renewal terms — "We're evaluating renewal and also considering a transfer to something a bit [larger / quieter / renovated]. Under what conditions would the transfer fee be reduced or waived?" A tactful, informed ask usually gets a tactful, informed answer.
